The three categories of water
The IICRC S500 standard sorts water damage by contamination. The category decides what can be dried in place and what has to come out.
Clean water
From a sanitary source: a supply line, a burst pipe, a water heater.
What it means: materials can often be dried in place if the job starts quickly.
Gray water
Water with some contamination: washing machine or dishwasher discharge, some toilet overflows.
What it means: more cleaning and more removal of porous materials.
Black water
Grossly contaminated: sewage, outside flood water.
What it means: porous materials like carpet and pad are removed, and surfaces are cleaned and disinfected. See sewer backup cleanup.
Why water damage happens here
Frozen pipes. Hard freezes are common across Colorado winters. Pipes in exterior walls, crawlspaces and garages can freeze, split and then leak when they thaw.
Basements. Many Colorado homes have basements, so a failed water heater, sump pump or supply line can put water on finished floors before anyone notices.
Appliances and fixtures. Washing machine hoses, dishwasher lines, ice maker lines and toilet supply lines fail year-round.

Water damage FAQs
How fast should I call after a leak?
Right away. Water keeps moving into drywall, flooring and framing, and the EPA advises drying wet materials within 24–48 hours to help prevent mold.
Will homeowners insurance cover water damage?
Many sudden water losses, like a burst pipe, are covered, while gradual leaks and flooding often are not. Every policy is different, so check with your insurance carrier.
Do you bill insurance directly?

Do you handle commercial properties?

How long does drying take?
It depends on how much water, which materials got wet and how long they sat. Drying is done when moisture readings say it is, not on a fixed schedule.
Do you do the rebuild after drying?
